Since 14th
December 2007 every home offered for
sale in England and Wales requires a Home Information Pack (HIP), to be made available,
which gives essential information to potential buyers, their solicitors and mortgage lenders.
On the 1st
April 2009 the law changed! This change added an
additional document the Property Information Questionnaire (PIQ) and stated that it must be made available to potential buyers
from the first day of marketing.

The Home owner information pack
(HIP) must contain the following:
Leasehold and Common hold properties require an additional document therefore they are
slightly more expensive. Also properties not registered with the HM land Registry will incur additional fees (see fees)

Certain other documents may be included (but are not required by law). The most common of these are the
Home Condition Report, the Home Contents form and the Home Use form.

The Energy Performance Certificate is completed by
an independent Assessor who is regulated by a Government approved Accreditation scheme to ensure a high standard of accuracy.
The CRB check process ensures that all assessors are fit and proper persons to enter your home. For this essential part
of the Home owner information pack, the assessor must gain entry to your home to carryout the energy assessment.
Most Estate Agents will offer to provide
a Home owner information pack (HIP) on your behalf but you are entirely
free to arrange your own.
Arranging your own Home pack through Rugby HIP will almost certainly save you money and you will own your Home owner information
pack, meaning you will not have to possibly
commission another HIP or pay a high premium to keep it should you choose to change agents.
