- Rugby HIP does supply a House Information
Packs directly to others involved in the home selling process. However, because of the reasons stated below, overhead
costs are kept very low, so that to supply direct to YOU enables
me to pass on these saving’s directly to YOU the seller!
- RugbyHIP is a registered sole trader company
of house information packs, deliberately providing service only to the local community. This enables us to reduce our travel
times, fuel cost and ensures we are able to deliver a prompt and reliable service. This in turn helps us to reduce our carbon
footprint in the process.
- The fee will be taken in full, usually during the Energy Assessment inspection
process, in advance of ordering the searches. This is to safe guard the occasional time waster and protect against losses.
- Rugby HIP only a house seller information
pack provider in the Rugby, Coventry, Warwickshire and surrounding areas (Upto 25 miles) - if you live
outside this catchment area, we may not be able to help.
- Our costs are only reduced on the basis that we do not travel
long distances to complete essential forms and inspections. This is also a commitment by us to reduce our carbon emissions
and enable us to meet of standards of service.
- If we can
provide a House seller information packs outside of our normal working boundary there may be additional charges to cover the
additional overheads and differing cost for the searches. In these circumstances you will be notified of these upon request. We may not be available!

- No other parties are involved. In most cases
the seller buys their house information pack from an Estate Agent, who in turn buys or commissions the HIP from a House
information pack provider. They in turn get the Energy Assessment (EPC) completed by a local provider, a Domestic Energy Assessor,
who is then paid for their services. Each of these will add charges to cover their overheads by adding on a commission fee.
The overall additional fees +VAT may be in excess of £100.
- Rugby HIP is run from a home based office in Rugby. Therefore, there are not any large office rent, utility bills, employees or
commission to pay to third parties!
- Keeping it Local and Simple!
- Our commitment is to provide the Basic
House seller information pack (HIP) within 12 hours from inspection. This in turn will enable you to market your home for
sale legally with an agent of your chosing.
- The fully completed House seller Information Pack is usually
available within 4 working days (sometimes it may take between 7-10 working days from inspection).
- If
we can't meet our standards, due to commitment to existing requests, we will decline the commission.
- BUT we may be able to offer an alternative supplier.
